Search filters
Fills in a search on each site for your area. Radius search isn't offered as a public URL parameter by these sites, so each link opens your ZIP code search — widen the area using that site's own map/radius control after it loads.
Some sites (Realtor.com, Trulia, Homes.com) don't publicly document a beds/baths URL parameter, so those two filters may not carry over everywhere — the price range and ZIP will. Homes.com in particular has no public filter URL scheme, so its link opens a plain ZIP search. This tool only builds standard search-page links to each site (no scraping) — nothing bypasses their terms of service. Browsers only allow one new tab per click as a pop-up-blocker rule (Safari in particular limits it to exactly one) — if "Open all 5" only opens one, use the individual buttons above, since a direct click always opens reliably.

Mortgage insurance is approximated: conventional PMI and FHA MIP are simplified to flat annual rates by credit tier; VA funding fee and USDA guarantee fee are financed into the loan per current published fee schedules. Property tax defaults use each state's average effective rate — actual local rates vary by county and are worth checking directly. The recommended max home price solves for the price where total monthly cost equals your target % of income, using the loan type/rate/credit inputs above — mortgage rates aren't meaningfully state-specific the way property tax is, so this intentionally doesn't use a per-state rate table.
